Real estate
Octomize runs Google Ads and Meta Ads for real estate agents, brokerages and investors. We set campaigns up inside the housing ad rules both platforms apply in the US, keep buyer, seller and investor leads apart, and send appointments, signed listings and closings from your CRM back to the platforms. Bidding then learns from deals, not from form fills.
What's included
In the US, both ad platforms treat housing as a protected category. Google’s personalized advertising policy bars age, gender, parental status, marital status and ZIP code targeting for housing ads in the US and Canada. Meta asks you to declare housing as a Special Ad Category, and then limits or removes age, gender, ZIP code, detailed targeting and lookalike audiences for US advertisers and for ads shown in the US, Canada and certain European countries. You can’t narrow the audience to the buyer you picture, so your keywords, creative and offer have to do that work.
The leads differ too. A homeowner asking for a valuation, a buyer browsing a neighbourhood and an investor hunting for a distressed property want different things and bring you different commissions. Many of them won’t transact for months. If Google and Meta only see a form fill, they chase whichever lead is cheapest.
Google Ads Search carries most of the intent: separate campaigns for sellers, buyers and investors, each with its own landing page and a form that asks the questions your agents ask on the first call. Meta Ads runs inside the housing category and leans on creative, such as new listings, area guides and valuation offers.
We connect your CRM and send each stage back to the platforms through offline conversion imports: appointment set, listing signed, deal closed. We give each stage a value, as in our guide to lead scoring, so bidding favours the leads your agents can close. Calls count as much as forms in real estate, so tracking covers both.
Agents, brokerages, developers and investors in the United States, the United Kingdom and the EU. Google’s housing restrictions cover the US and Canada, while Meta’s housing audience limits also reach certain European countries, so we check which rules apply to each market before launch.
How it works
We agree with you what a buyer, a seller and an investor lead is worth, and which CRM stage marks each one as qualified.
We plan targeting around the housing restrictions on Google and Meta, so keywords, creative and landing pages decide who responds.
We import appointments set, listings signed and deals closed, so the platforms see which clicks turned into business months later.
Once enough outcomes come back, we move spend toward the campaigns and areas that produce appointments and closings.
What we do: the system
Before we touch an account, we set the plan: which channels, what budget, what a lead or a sale is worth to you, and what we test first.
Most paid traffic is lost on the page, not in the ad. We build or rework the page around one offer and one action, then keep improving it on real visitor behavior.
If the numbers are wrong, every optimization is a guess. We set up tracking that holds up against ad blockers and cookie limits, and send real outcomes back to the ad platforms.
With the plan, the page and the tracking in place, we build the campaigns and optimize them every week on real data.
You see sales, profit and lead quality, the numbers your business runs on, not clicks and impressions.
Once the system runs, the data shows where else you can grow. We bring you the ideas.

FAQ
Not for housing ads in the US. Google's personalized advertising policy blocks age, gender, parental status, marital status and ZIP code targeting for housing in the US and Canada, and Meta limits the same options under its housing Special Ad Category. You reach the right people through keywords, location radius, creative and the offer.
Yes. Investors looking for motivated sellers do well on Search, because sellers type what they need. We build those campaigns apart from agent campaigns and qualify leads on the form, so you don't pay to call people who only wanted a price check.
We import earlier CRM stages, like a set appointment or a signed listing agreement, as well as the closing. Those earlier stages arrive within weeks and give the platforms something to learn from while deals are still open.
Real estate CRMs and general ones such as HubSpot or Salesforce. We need a stage for each step you care about and a way to match it to the click or the lead's email. We'll tell you the simplest setup.
No. We run ads in your own accounts, so the leads and the data belong to you. We don't resell them to other agents.
